One of the most common questions prospective tenants ask us is: “What will I actually need to bring on move-in day?” The honest answer has always had a few moving parts — your first month's rent, a security deposit, and possibly pet fees — and the total varies depending on which unit you pick and when you plan to move in.
That's why we built the Move-In Cost Estimator. Select a property, enter your planned move-in date, tell us about any pets, and the tool does the math for you instantly.
What the Estimator Calculates
The estimator breaks your move-in costs into clear line items:
- First month's rent — If you move in on the 1st, this is your full monthly rent. If you move in mid-month, it calculates the prorated amount based on your move-in date.
- Security deposit — Typically equal to one month's rent. Displayed directly from the listing.
- Pet fee — A one-time $100 non-refundable fee per pet, plus $35/month per pet in ongoing pet rent, if applicable to your unit.
- Application fee — $50 per adult (non-refundable) — paid at the time of application and not included in your move-in total. This covers a $40 background verification and credit check plus a $10 income verification fee.
Why You Might See Two Different Rent Amounts
If your move-in date falls after the 1st of the month, the estimator will show you two figures under rent:
- Prorated first month — What you owe for the partial month you'll be living there. Calculated using a daily rate based on the annual average: your monthly rent × 12 ÷ 365 × the number of days remaining in the month.
- Monthly rent going forward — Your standard full monthly rent, due on the 1st of every month after your first partial month.
Both numbers are shown so you can budget accurately. Your actual move-in payment is the prorated amount plus the security deposit (plus any applicable pet fees). Starting the following month, you'll pay your regular monthly rent.

How to Use the Tool
The easiest way to reach the estimator is straight from a listing card — click Move-In Costs on any available unit and the property is pre-selected for you. You can also go directly to the Move-In Costs page and choose a unit from the dropdown.
- Select your unit — choose from the Unit dropdown, or arrive from a listing card and it's already filled in.
- Pick your move-in date — use the date picker to enter the date you plan to move in.
- Choose your pet option — if the unit allows pets, toggle between No pets, 1 pet, or 2 pets to include the applicable fees.
- Your breakdown appears instantly — adjust the date or pets at any time and the numbers update on the spot.

Estimates are for planning purposes only. Rents, deposits, pet fees, and other fees are subject to change prior to lease signing.
