Income Requirements

We verify that your income is sufficient to comfortably cover your rent. Here's what to expect.

2.5x Monthly Rent Gross monthly income must be at least 2.5 times the rent amount.
Proof of Income Recent pay stubs (last 2–3), bank statements, or an employment verification letter.
Self-Employed Applicants Most recent tax return or CPA letter confirming annual income.
Combined Household Income Multiple applicants may combine income to meet the 2.5x requirement.

Identity & Background

A standard screening helps us ensure a safe, stable community for all of our residents.

Government-Issued Photo ID Driver's license, state ID, or passport. Required for each adult applicant.
Credit Check We review credit history as one factor. A perfect score is not required.
Background Check Standard background screening for all adult occupants (18+).
Rental History / References Previous landlord contact info or personal references if you're a first-time renter.

Submit Your Application

Complete the online application form with your personal information, employment details, and rental history. Have your ID and income documentation ready to upload. Each adult occupant must apply separately.

Move In

Once your lease is approved, review, digitally sign, make your move-in payment from your TenantCloud portal, and get your keys. Move-in costs are first month's rent plus the security deposit (typically one month's rent — confirmed at approval). That's it — simple.
